Get Last-Minute Hamptons Deals

So, it’s the middle of May and you still haven’t snagged a summer house.

Maybe you didn’t want to schlep out to the Hamptons back in February because there was too much snow on the ground. Maybe you were banking on the fact that the closer it got to summer, the better prices would be. Maybe you broke down and bought an iPad, and the last four weeks have been kind of a blur.

Well, it turns out that you’ll be just fine.

For those slackers who couldn’t get their act together around Presidents Day weekend (when you’re traditionally supposed to start looking for a summer rental), or even last month, there are still quite a few rentals waiting to be snatched up.

And prices are negotiable. One 2,000-square-foot, three-bedroom contemporary home on Dune Road in Bridgehampton (left) just got $95,000 lopped off its price for the season, making it $200,000 from Memorial Day to Labor Day.

“Because the weather was so disastrous at the beginning of the year, that set us back a little,” says Paul Brennan, Prudential Douglas Elliman’s regional manager for the Hamptons.

And landlords who held onto their homes last summer, unwilling to offer huge discounts, have dived back into the market.

“We did get a bit of extra inventory,” says broker Susan Breitenbach of the Corcoran Group.

Every broker NYP Home spoke to reports that there are still an abundance of Hamptons houses out there at almost every price point. But one should be slightly wary about expecting the bargain of a lifetime.

“Last year, you could pick your deal — and most people did,” says broker Enzo Morabito of Prudential Douglas Elliman. “They waited until the last minute and they got a big discount.”

This year, the discounts are, for the most part, more modest.

“What you have are houses that were $48,000, and you have [landlords] saying I’ll take $45,000,” says broker Angela Boyer-Stump of Sotheby’s International Realty.

Of course, an inexpensive house has a lot less wiggle room than a high-priced one. Boyer-Stump also has a client whose six-bedroom Southampton rental was featured in NYP Home in March, when it was priced at $210,000. It’s now available for $170,000.

Homeowners are “a lot more realistic,” says Boyer-Stump, who also has a client who just marked down a Southampton rental from $120,000 to $95,000.

On the sales front, prices seem to be rising, but that doesn’t mean that owners aren’t ready to make a deal. The average Hamptons sales price of $1,753,608 in the first quarter of 2010 was up 10.5 percent from the previous quarter, according to appraisal firm Miller Samuel.

But the listing discount of 12.2 percent from the last asking price means that the price you’re quoted is likely only a starting point. With many houses languishing on the market for months (158 days was the most recent average), many owners are antsy to sell.

“I think this is a good time to buy,” says Dan Neiditch, the owner of River2River Realty, who is looking for houses in Southampton and Bridgehampton in the $4 million to $5 million range. He hopes to move into one by the summer.

Sellers, Neiditch says, “have been very eager. I think there’s more a sense of urgency to sell than to buy. And there’s a lot on the market — a lot of inventory.”

Neiditch has made offers on two properties that have been accepted and is currently weighing the two.

And while “the average closing time is 45 to 60 days” for a Hamptons house, says George Fontanals of Brown Harris Stevens, there are plenty of easier alternatives for those who want to buy and move in by the beginning of the season.

Take, for example, the Panoramic View Resort & Residences, with 20 luxury co-ops (and a resort) on the ocean in Montauk, where units range from $1.8 million one-bedroom units to an $11 million six-bedroom complex.

“If someone is ready to purchase a unit, they could close in a week to two weeks,” says Adam Manson, principal at Distinctive Management, which runs the development.

And if one wanted something at a lower price point, Sea Crest, in Amagansett (also run by Distinctive Management) offers units in the $200,000 to $500,000 range.

So put away that iPad and start thinking about the Hamptons for real!
